What is the price per square foot?

By far, the most commonly asked question is the cost per square foot. It’s easy for a builder to throw out a general price but the real question is truly understanding exactly what this figure represents. David Paul Builders builds homes from $80 to $130 per square foot. The lower end of the range accommodates customers that are budget conscious and want as much square footage for their investment and do not need custom upgrades. The upper end of the range fits a customer that desires many custom designs and amenities including an all brick exterior, columns, upgraded moldings, quartz, marble or granite, hardwoods, etc. With unfinished space incorporated into your home design, you will get the average cost per square foot down even lower! The most important part of getting a price per square foot number is to make sure that the builder listens and understands your needs and desires by asking good questions and taking detailed notes. If the builder and the customer have a clear communication from the beginning of the process, getting a fair, accurate price upfront is more likely to occur.

How long does it take to build a home?

At David Paul Builders, much of the focus is in the upfront planning and design phase. The more time spent in this area making sure that every detail is defined and documented, the smoother the field execution will be. This joint investment in time also helps ensure you get exactly what you want throughout the entire home. The time commitment for the customer is spent in the planning stages so you can then relax and let David Paul Builders handle building your home. At David Paul Builders, we understand that people have busy lives and that they are hiring our team to relieve them of construction headaches and worry. If you choose a traditional building method, 6-9 months is a basic benchmark. If you use a systems-built or component built method you can shorten your time frame to 3-6 months.

Can I build a modular home cheaper?

Any method of building, site built, systems built, component built, panelized, or modular, can be built in a wide range of standards and quality with various levels of service. A home built to meet the most basic of code requirements can pass and be built more cheaply. Even our value-priced models exceed code requirements. What that means to you is that you are getting a solid, well-built home that will last a lifetime no matter what level of home you choose to build with us. If you compare the exact same plans for a home with the exact same standards, you would not see much in the way of cost savings utilizing modular construction. Where you would find savings is in time and that often translates to money. For example, construction interest expenses can be significant over a long period of time. In the modular or system built process you reduce this expense. In addition, if you have to pay rent or live with others while building, getting into your new home sooner can reduce your costs.

Do you charge for plans?

At David Paul Builders, we have many, many plans from which you may choose. We can make modifications to these plans on our in-house computer-aided design system. However, all custom plans require a modest investment whether David Paul executes the plans or you hire an architect of your choice. When you decide that David Paul is the right builder for you, and make an initial minimum deposit, your plans are included in the price of your home. Obviously, if you have your own complete set of plans there is no additional fee.

How do I choose who should build my home?

At David Paul Builders, we believe that, aside from knowing that your builder has the experience, the key to choosing the right builder is becoming comfortable that you are working with someone that you can trust. Your relationship with your builder will last for a significant period of time. You must feel comfortable with the people that are helping you build, and you must be able to communicate clearly with them. You are essentially choosing a partner to help you from the beginning design to the service your home may need after you move. For the most positive experience, you need to build with someone you enjoy working with. You are forming a relationship, rather than just purchasing something from a sales person.

How can I make sure you include all of my desired items in the final home?

We have a unique process where we carefully listen to your needs, design your home, and end the pre-construction phase with an important meeting. This meeting includes our chief operating officer, head of construction and you. We take our time building your home again on paper to make sure we do not miss any detail. And we mean any detail, down to where you want phone and cable outlets.
