BUILDING TIPS
Creating your dream home should be one of the most
exciting and rewarding experiences of your life! This can easily be
accomplished with proper planning and preparation. David Paul Builders offers
some ideas, tips, and more that we have learned after helping our customers
create their dream homes.
CHOOSING THE WAY YOUR
HOME WILL BE BUILT You have several ways of building your new
home:
Site Built They are
constructed entirely at the building site. They conform to all state,
local or regional codes where the house is located. o Often called
'stick-built' houses. A well-built, cared for site-built home
generally increases in value over time, although its location plays a key role
in value. Construction time can be 6, 9, 12 months depending on
weather, availability of materials and subcontractors, and the
builder. Cost overruns and charge orders are more
prevalent.
Systems Built Homes: Also
known as modular or factory built. Construction time is 30-90
days They are built in sections at a factory in a climate controlled
environment. They are built to conform to all state, local or
regional building codes at their destinations. They are transported
to the building site on truck beds, then joined together by factory and/or
local contractors. They are sometimes less expensive per square foot
than site built houses. A well-built systems built home should have
the same longevity as its site-built counterpart, increasing in value over time
with location playing a key role in value.
CHOOSING A BUILDER
Some items to
consider in your search for a builder:
1. Is he/she a member in good
standing with the Home Builders Association? Better Business Bureau? 2. Look
closely at the homes the Builder has completed and has under construction. Do
they represent workmanship at the level you desire? 3. Request the names of
a couple of the most recent customers who have had homes built by the builder.
Call the customers and ask them for their recommendation. 4. Do you feel
comfortable with the Builder? Does the builder listen and take good
notes? 5. Is the builder a full-time home builder? Does the operation appear
organized? Do they have an office and an experienced staff? 6. Does the
builder have experience in building? 7. Is the builder licensed and
insured? 8. What is the builder's record for staying on budget? Staying on
schedule?
CHOOSING A DESIGN We suggest
that you look at as many plans as possible and think carefully about how your
family uses your home. What rooms get the most use? Which rooms get little or
no use? For instance, you may not utilize a formal living room and would get
more use from having that space allocated to a larger great room.
On
what floor do you want your master bedroom? David Paul Builders has plans with
master bedrooms on first and second floors.
Kitchens are an important
part of any home. Do you like to do a lot of cooking at home or do you eat out
a good bit. Serious cooks need to spend extra time with your David Paul
designer to make sure you chose a plan with the counter space, pantry space,
and amenities you need to create your culinary masterpieces! |
